Desert Oaks Plaza is a Neighborhood retail shopping center in North Las Vegas, NV. The property sits on 6.12 acres and totals 62,346 square feet. The center has received various improvements and we are currently working to stabilize the asset. The investment will produce substantial cash flow and VIG intends to hold the property for the long term.
This pad site is located in the retail heart of Grand Junction, CO directly on Interstate 70. While under contract we secured a ground lease with a national fast casual style restaurant chain to open in 2023. This asset will be a great cash flow producing investment for our portfolio.
The Kingwood pad site was purchased in July of 2022. We are currently working with multiple national tenants to secure a ground lease of property. VIG is excited about this acquisition and plans to hold this property for long term cash flow.
Lang Business Park is a massive 131,800 square foot facility on 7.56 acres. It includes a 55,000 square foot distribution area, 58,800 square foot production area, and 5,060 square feet of office / lab space. The building is in the heart of Houston, TX. We are leasing it out in increments of 10,000 square feet and have already leased 21,000 square feet to a landscaping company.
Leslie Road was purchased along with Poss Road. It is 100% Occupied and one of our tenants is a Fortune 500 Steel Company. 1.5 acres of excess lot is leased as additional outdoor storage to our national tenant. The building is 15,400 square feet. It is well maintained and we will be building a new monument sign at the property.
Poss Road is located in San Antonio Texas. It includes 11 suites, 3 buildings, and is 41,800 square feet. It is currently under renovation, the façade will be getting a facelift, it will have new exterior paint, a new parking lot, and a new monument sign just to name a few of the upgrades. The building was purchased along with Leslie road. We are adding value quickly and plan on holding on to the asset for cash flow.
Pearland Business Park is in a prime location on East Broadway Frontage Road. Currently under renovation, it is 33,131 square feet. It includes office and industrial space as well as a stand alone restaurant. Tenants enjoy unique access to Houston, Pearland, and the Friendswood markets. With a 22,000+ traffic count per year, our tenants business exposure is superb.
Alamo Avenue in Albuquerque New Mexico is a 10,500 square foot property with 75% warehouse and 25% office configuration. It has 4 loading dock high doors and 16’ ceiling height. It is perfect for distribution and storage. While the property was in escrow we leased it to a freight and logistics company.
Lumberman’s Loop in Show Low Arizona was added to our portfolio. This property is going to be one of our long term high quality assets. It has two buildings, 9 business, 17,600 square feet of rentable space, and 11 drive in bay doors! The property is in great shape and fully occupied.
The Pueblo Industrial Park consists of four buildings totaling 28,800 square feet and includes 12 individual suites each with a roll up bay door. When we purchased the property, all of the tenants were on hand-shake agreements and no leases were in place. We are working to paint the buildings, repair the parking lot, add landscaping, and convert the vacant land to outdoor storage. We will be able to add tremendous value to this asset over the short-term and look forward to holding onto it for cash flow.
The VA Office Building, located in a suburb of Austin, TX, consists of 20,000 square feet and is the former city hall building for Cedar Park. The bottom floor is leased to Veteran Affairs who has been at the property five years. We have begun working to remodel and back fill the top floor with new tenants. This will be a great value add turn around deal for our firm.
